Pre-Commissioning Cleaning

ACC Services Water Treatment 1.jpgPre-commissioning cleaning of closed water systems has become more important over recent years, as modern systems require a higher standard of cleanliness prior to commissioning.

System contaminants such a small-scale, jointing compounds and fabricating debris need to be removed by chemical cleaning and flushing to the latest industry standards. This in return will allow the systems to operate more efficiently, cost-effectively and help to prevent future corrosion and microbiological growth problems.

Engineering staff all fully compliant to BSRIA BG 29/2012“Pre-commission cleaning of pipe work systems” and are trained in the science and philosophy of chemical treatments and microbiological control and prevention.

All newly installed closed systems, LTHW, MTHW, HTHW; Chilled Water and Condenser Water circuits must be pre-commission cleaned in line with BSRIA BG 29/2012. The vast majority of these systems have small bore control valves, regulating valves etc., which readily become blocked with particulate matter and would then fail to operate. Debris, present in a system as a result of the installation process needs to be removed. It is therefore important to ensure the presence of acceptable water quality prior to putting the system into operational use.

Cleaning systems prior to an initial balance is extremely important. Preceding the balance all valves can be fully opened and flushing flows maximized and manipulated to ensure that all possible debris is removed from the pipe work. It is rare that such an opportunity will present itself again since once a building is commissioned and occupied, regulating valves in the system will be at a set position with reduced orifice sizes to affect a system proportional balance. The use of a chemical enhances the cleaning process by removing soluble contaminants.

BSRIA BG 29/2012 ‘Pre-commission cleaning of Pipe work Systems’ outlines the methodology for cleaning new systems. In addition, this guidance document outlines the responsibilities of designers and installing contractors. All Counties Commissioning Ltd will offer front-end advice on appropriate install requirements to carry out a smooth flushing procedure in the most cost-effective manner.

We strongly recommend that pre-commission cleaning works are fully recorded, witnessed and samples analysed to demonstrate cleanliness during the various flushing stages. In addition, we recommend final samples are taken at practical completion to demonstrate compliance with the specification for the new building.

Following Pre-commission cleaning it is important that closed systems are carefully monitored and regularly maintained.

This maintenance should continue throughout the life of the building and involve implementing a monitoring and maintenance regime.
